A Trust Transfer Deed transfers your real property into your Trust.
What information is needed for a Trust Transfer Deed?
If you purchase a Trust Transfer Deed from California Trusts Online, we need a copy of the Deed from when you acquired your property, which will most likely be called a Grant Deed or a Quitclaim Deed.
If you received your real property as the result of divorce, your Deed will most likely be called an Interspousal Deed.
If you received your real property from another Trust (for instance, if your parent died and left you their house and their house was in their Trust), your Deed may be called a Trust Transfer Deed.
How do I find my Deed?
When you purchased your property, the sellers signed a Deed transferring the property to you. Then the sellers recorded that Deed with your local County Recorder. If you have lost your copy of your Deed, you can get one from your local County Recorder.
How do I send you a copy of my Deed?
When you are filling out the questionnaire, you will be prompted to upload a copy of your deed.
If you are unable to upload the copy of your to the questionnaire, you can email it to us within an hour of submitting your questionnaire.
What is the difference between a Grant Deed, a Quitclaim Deed, an Interspousal Deed, a Trust Transfer Deed and a Trust Deed?
Grant Deeds, Quitclaim Deeds, Interspousal Deeds, Trust Transfer Deeds all transfer property from one person to the next person. These are the types of deeds that sellers sign to transfer property to buyers, that spouses sign to transfer property to the other spouse or that Trustees sign to transfer property to beneficiaries.
A Trust Deed is a record of your mortgage. A Trust Deed does NOT transfer real property from one person to the next person.
If you create a Trust with California Trusts Online, California Trusts Online will need a copy of your QUITCLAIM DEED, GRANT DEED, INTERSPOUSAL DEED or TRUST TRANSFER DEED in order to prepare your new Trust Transfer Deed.
California Trusts Online does not need a copy of your TRUST DEED.
